Glossary

Hamilton

The City of Hamilton, as reported by the Cornerstone Association of REALTORS®: Ancaster, Dundas, Flamborough, Glanbrook, Stoney Creek, Waterdown and the four districts of the old city (Centre, East, Mountain, West).

Burlington

The City of Burlington, in Halton Region. Cornerstone reports it next to Hamilton, but it is a separate market with its own report.

Average price

Total dollars paid divided by the number of sales, as published by Cornerstone for each home type. The all-residential average is the two home types' averages weighted by their sales, which stays within 0.1% of Cornerstone's printed figure.

Townhouse / Condo

Townhouses, condos and semi-detached homes (two homes sharing one wall), which Cornerstone's Monthly Indicators report together. Single Family is detached houses.

Districts

Cornerstone publishes a Hamilton district's average price over the last 12 months only, next to the same 12 months one and two years earlier, so that is the price shown and its yearly change compares two 12-month periods. Transactions are for the month.

Restated figures

Cornerstone's statistics are updated as late sales are recorded, so a month's figures can move slightly after they are first published. Each series shows the newest report's figures.

Median price

The price in the middle of all sales: half sold for more, half for less. Less sensitive than the average to a few very expensive homes.

Months of inventory

How long the homes currently for sale would last at the current pace of sales. Under about 4 months favours sellers, over 6 favours buyers.

Days on market

Average number of days between listing and sale, for the homes sold in the month.

Sale to list price

What homes sold for as a share of their asking price. 98% means the typical home sold 2% under asking.
