New listings
Also called listings, homes listed for sale
New listings are the homes put up for sale on the MLS system during a month. They are the market's flow of supply, set against sales in the sales-to-new-listings ratio, and the first thing to move when sellers' expectations change.

How it is read
New listings follow the calendar more than anything: they peak in April to June, drop through the summer, recover in September and all but stop in late December. So a yearly comparison is the only fair one. A jump in new listings against a year earlier, with sales flat, means more sellers than buyers and tips the sales-to-new-listings ratio toward buyers.
Listings also respond to prices with a lag. After a run-up, owners list to cash in; after a fall, many hold off, which is why inventory can stay tight in a downturn and cushion prices.
What counts
A home cancelled and relisted is counted again by most boards, so new listings overstate the number of distinct homes coming to market when relisting is common. TRREB's property days on market figure is the trace of that practice; new listings themselves are not adjusted for it.

New listings: Quick Answers
What does a rise in new listings mean for buyers?
More choice and more room to negotiate, if sales do not rise with them. The sales-to-new-listings ratio captures both at once: when listings grow faster than sales it falls, and below 40% the market favours buyers.
Why do new listings fall in December?
Few sellers want showings over the holidays and few buyers are looking, so listings and sales both drop to their yearly low. January and February are thin as well; the spring market, from March, is when most of the year's listings arrive.
