Winnipeg

The market region of the Winnipeg Regional Real Estate Board: the City of Winnipeg and the towns and rural municipalities around it, out to Steinbach, Morden/Winkler, Morris and the Lake Winnipeg beaches. It is what the board's headline figures cover. The City of Winnipeg and Outside Winnipeg have their own pages and add up to it.

Average price

Total dollars paid divided by the number of sales. WRREB prints it per home type (detached, attached, condominium), not for all homes together. The all-residential average shown here is each type's average weighted by its number of sales, so that markets can be compared on the same figure.

Detached

A house that stands by itself on its own land. WRREB calls it residential detached (single family detached).

Attached

A home joined on one side to another home, owned with its land, such as a side-by-side duplex or a townhouse that is not a condominium.

Condominium

A unit owned without the land it is on, in an apartment building or a condominium townhouse, with monthly fees for the common areas.

All MLS®

WRREB's total for every property type on the MLS® System, not only the three home types. Its listings, sales and dollar volume are shown as stats; the headline price and sales cover the three home types only.

City zones

The board's statistics map splits the City of Winnipeg into six zones: Downtown, North, North East, South East, South West and West. Together they are the City of Winnipeg. The map shows only the latest month, so zone trends and monthly changes build up as months are captured.

Rural municipalities

The 16 areas outside Winnipeg on the board's map, with the board's area codes (R02, R16...). They are part of Outside Winnipeg, which also includes towns the map does not show, such as Morden/Winkler and Morris.

Yearly change

Compared with the same month last year as the board restates it in the latest release (late sales are added). For zones, the change of the year to date is the one the board prints.

Active listings

Homes for sale at the end of the month.

Sales to new listings

Sales divided by new listings in the month. A high ratio means homes are selling about as fast as they come on the market.

Small areas

Some rural municipalities sell only a handful of homes a month, so their average price can swing sharply from one month to the next.
