Glossary

Greater Edmonton Area (GEA)

The market RAE reports on: the City of Edmonton and the surrounding counties and towns (St. Albert, Sherwood Park, Spruce Grove, Leduc, Fort Saskatchewan and more). The Edmonton page shows the GEA; the City of Edmonton has its own page.

Average price

Total dollars paid divided by the number of sales. RAE prints it for the GEA, the city and most towns. For a city zone RAE prints one average per home type, so the zone's all-types average is calculated here: each type's average weighted by its sales.

Average detached price

Fort Saskatchewan, Leduc, Sherwood Park, Spruce Grove and St. Albert are reported as detached homes and apartments separately, without a total number of sales, so no all-types average can be calculated. Their pages lead with the detached average and compare it with the GEA's detached average.

Median price

The price in the middle of all sales: half sold for more, half for less. Less sensitive than the average to a few very expensive homes.

n/a

RAE withholds the average and median of a category with only a handful of sales in the month. Those sales still count in the transactions.

City zones

RAE divides the City of Edmonton into nine zones. Anthony Henday was split into Southwest and Southeast in January 2026, so those two start then.

Row / Townhouse

Attached homes in a row, each with its own entrance. Semi-detached (two homes sharing one wall, including duplexes) is reported separately.

Apartment Condo

A condominium unit in an apartment-style building.

Sale to list price

What homes sold for as a share of their asking price. 98% means the typical home sold 2% under asking.

Towns outside the GEA

RAE's members also sell in towns well outside the metro (Cold Lake, Bonnyville, St. Paul, Vegreville, Wetaskiwin...). They have pages because RAE reports them, but they are not part of the Edmonton totals.
