Average price

Total dollars paid divided by the number of sales, as printed by CREB.

Median price

The price in the middle of all sales: half sold for more, half for less. Less sensitive than the average to a few very expensive homes.

Benchmark price

The MLS® Home Price Index value of a typical home in the area, tracked over time. Unlike the average, it does not move just because more expensive (or cheaper) homes happened to sell this month.

Row / Townhouse

Attached homes in a row, each with its own entrance. Semi-detached (two homes sharing one wall) is reported separately.

Apartment Condo

A condominium unit in an apartment-style building.

Months of supply

Homes for sale divided by the month's sales: how long the inventory would last at this pace. Under about 2 months favours sellers, over 4 favours buyers in Calgary.

Sales to new listings

Sales divided by new listings in the month. A high ratio means homes are selling about as fast as they come on the market.

Sale to list price

What homes sold for as a share of their asking price. 98% means the typical home sold 2% under asking.

Small areas

Some surrounding areas sell only a handful of homes a month (Vulcan, Kneehill), so their average price can swing sharply from one month to the next.
