Average price

Total dollars paid divided by the number of sales, as printed by NSAR for the province and each region.

Benchmark price

The MLS® Home Price Index value of a typical home, tracked over time. Unlike the average, it does not move just because more expensive (or cheaper) homes happened to sell this month. NSAR publishes it for the province only: composite, single-family, townhouse/row and apartment.

Months of inventory

How long the homes currently for sale would last at the current pace of sales. NSAR's long-run average for the province is about 4.6 months.

Year to date

Sales and average price over all the months since January 1, as NSAR prints them.

Yearly change

NSAR's printed change from the same month a year earlier. NSAR revises earlier months as late sales are recorded and computes the change on the revised figures, so it can differ slightly from a change taken between the two months shown on the charts.

Regions

Halifax-Dartmouth is close to half of the province's sales. The smaller regions (Yarmouth, Highland Region) sell a few dozen homes a month, so their average price can swing sharply from one month to the next.
